Once an auto dealership in the heart of downtown, the 104-year-old Benson Building at 705 Douglas Street has found new life as a place to live, shop, and gather. The six-story brick and terra cotta landmark, built in 1920 and listed on the National Register of Historic Places, recently underwent a $26 million transformation led by developer Steve Nelson and Nelson Construction. Today, it features 83 modern apartments and 16,000 square feet of retail space on the street level.

“The Benson Building is one of many historic downtown spaces being reimagined for mixed use,” says Councilmember Alex Watters. “We want to give people all kinds of reasons to work, live, and play in downtown Sioux City.”

Historic touches, like the original terra-cotta medallions, restored prism-glass windows, and marble partitions repurposed into closet dividers carry forward its architectural legacy. Amenities are upscale, including a 24-hour fitness studio, a club room with a gourmet kitchen and fireplace, pet-friendly spaces (even a private dog run and wash), controlled-access entry, underground heated parking, a concierge, high-speed internet, and EV charging. The project’s thoughtful preservation earned it the Treasure of Sioux City award, affirming Benson Lofts as both a celebration of the past and a vibrant hub for downtown living.
